Initial Consultation
We start by listening. Your goals, your timeline, your budget reality, your site. Whether you have full drawings or a sketch on a napkin, this conversation tells us how to help, and tells you whether we are the right fit. No cost, no pressure.
Preconstruction Planning
Our precon team digs into the details. Site conditions, drawings, constructability, long lead items, and scheduling risks. We identify the problems now that would otherwise become change orders later.
Budget Development
You get a transparent, line item budget built from real subcontractor pricing, not allowances designed to win a bid and grow later. Where there are options, we present them with honest tradeoffs.
Permitting and Coordination
We manage permit submittals, agency comments, utility coordination, and landlord approvals, keeping the paperwork moving so the schedule does not slip before construction even starts.
Construction
A dedicated project manager and superintendent run your job day to day. Schedule management, subcontractor coordination, inspections, and weekly owner updates. Clean sites, safe sites, organized sites.
Quality Control
Quality is not a final week scramble. We inspect work as it goes in, from framing to rough ins to finishes, so the punch list at the end is short and the building performs from day one.
Project Closeout
Final inspections, certificate of occupancy, as built drawings, warranties, and owner training on building systems, delivered as an organized closeout package. Then we stay reachable, because the relationship does not end at turnover.
